The Annual Meeting of the Association will be held Saturday, November 8, 2008 at the Northeast Regional Library on Military Cutoff Road. It is critical that you be present in person or by proxy. The Notice of Meeting letters were mailed to all owners of record on October 2. If you cannot be present please copy the following proxy and return it my mail or fax to the numbers and adress on the bottom of the Proxy Statement or scan the form in and e-mail it to nickjoseph@earthlink.net.

All residents should have received the hurricane preparedness letter that was delivered to every door, Wednesday morning. If you did not receive one please call the office and we will get one to you. In addition, all residents are asked to check each window in the condominium and make certain that the tray in the bottom of the window unit is free from debris and is securely locked. All doors and windows should have towels or moisture absorbing materials at the base of the door and windows to prevent water intrusion from wind driven rain. Thanks

The first quarter meeting of the Association was held on March 21, 2008 at 11:00 AM in the office at the pool. President Millie Wright called the meeting to order. Bob Doby, Treasurer was present and Robin Beasley, Secretary Treasurer was not able to attend.

The Board review the year end financials from 2007 which showed expenditures of $202,787.35 and revenues of $157,541.76 for the 12 month period. The deficit was attributed to the following items: All buildings were caulked and all shutters painted. Buildings 5002 and 5004 were painted completely with total cost being $29,500. The parking lots were re-striped at a cost of $2,270. Additions to landscaping which included sodding the area on the south side of the property from the far rear of the property to the garbage area and providing under sidewalk drainage to all buildings were accomplished at a cost of  $9,551.62, Lastly, lightening struck Building 5002 causing a claim of $17,652 with the Association required to pay the deductible of $5,000. These over runs total $44,051.62 which was funded from cash flow from the operations and $23,315.48 taken from the reserve account. The Association as of March 21, 2008 has $9,057 in operating and $48,317.23 in the reserve account.

The Board reviewed a proposal from Time Warner Cable to provide Expanded Basic Cable and wireless internet at Bulk Rate Discounted prices. The total to provide service will be $47.48 for the combination which will save owners $51.29 per month for the published service. The Board approved the addition subject  to the vote of all homeowners which will be mailed in the next ten days. If a majority agree to the added service all owners will receive new coupon books showing monthly dues and added calbe services. The Board recommends ratification of the proposal.

The Board also approved the addition of gravel to the car wash area and walked the grounds with the property manager. All residents are asked to keep their balconies neat and clean and withing the guidelines of the rules and regulations.

The Board approved the bids for power washing all patios and breezeways with work to begin in April. Fox pressure washing was the low bidder.

There are two property owners that are in arrears on their HOA dues. The Board instructed Nick Joseph to lien the two units subject to the owners being called in advance.

There being no further discussion the meeting was adjourned. The next meeting will be held June 20 at 11:00 AM.

Fire Prevention and Educatrion

The New Hanover County Fire Department now requires all unit owners to have a fire extinguisher present in their condominium and requires the owners association to keep a register of the same. Soon you will be receiving a form to complete and return to our office. Interior fire extinguishers can be purchased at any home improvement store and most grocery stores. If you do not already have one please purchase one.

The gas grills at the pool area have been out of order for some time. We apologize for the delays but the parts are back ordered. The grills are under warranty. Please realize we call them every day. Also please remember that gas and charcoal grills are prohibited by NC Law for use on decks and or patios of multifamile residential communities. Fines are $250 per occurance. Please obey the law.
